In Defense of Exotic Loans consignment terms which makes such an event a no-lose proposition for the bookseller. The popularity of "exotic mortgages" has the media in a feeding frenzy that the lenders are creating the much bemoaned real estate bubble. If there is a bubble, it has less to do with financing than with stories of fast riches in hot real estate markets. Yes, the easy money loans have helped some borrowers buy beyond their means. And yes, the exotic loans can act as timebombs when rates spike higher. But the loans are no more the cause of a speculative real estate bubble than a better golf club helps Tiger break par. They are simply tools.I beleive the exotic loans are good tools for borrowers who know how to use them. Interest only payments allow a borrower to pay a smaller payment when cash flow is low, and pay down principal in better times. These loans actually redu In a statement by Bermudez and soon to be published by MetroWest and City of Lakes Lifestyle Magazines Fathers Day June 2007, issue here is what he had to say concerning his prison influences; "During my years as a NYS. We're talkin' about the game of being an expert at what you do. These rules are unforgiving. Break them and a remorseless force simply sweeps you off the board, clicks you off the screen—and you're not even history. You're nuthin', baby.Abide by these rules and you smile all the way to the bank. I started out not even knowing there were rules. Within 4 years I'd lost my little all. $235,000 eaten up, gone beyond recovery. Money talks, right? Well, mine went without saying!I learned these rules the hard way. You can too. You can learn the hard way. Do you really choose to do that? Nobody cares. Nobody will care. It's your life. Now that I've had a chance to think about it, I prefer the easy way. I'd rather learn from other people's goof-ups. So, let's get started. However, there’s nothing to stop you from partnering with “cold” contacts – those you’ve never associated with before, and you would therefore need to build a relationship with. This simply means it will take a bit more time to execute the joint venture because any “cold” contact would need time to evaluate your character and your business before committing to a partnership with you.One of the skills you need to acquire if you choose to joint venture with a “cold” contact is this... getting past the gatekeeper!Your potential joint venture partners may not pick up the phone themselves. It actually gives them a sense of security, a firm foundation of personal strength and integrity. It also reinstates and instills in their minds the understanding that you are the parent, the guardian and one who is in control of their life. As a Correction Officer we must draw the line between interpersonal communications and the act of sentiment, we must, or your career won't go beyond your twenty years. Yet as a Parent, I couldn't help but to absorb these unfortunate stories and positively implement them in my own personal life. But always remembering that no matter how hard we try or how much we could give, we can't save everyone from life's evil and shameless temptations. I don't consider myself an excellent Father, actually I'm probably far from it when compared with many other Fathers. But by simply listening, understanding and implementing what I've learned positively, in addition to putting aside all the bad and negative elements found in a prison environment, I guess it's safe to say prison actually helped me to prefect those imperfections I didn't know existed within me as a parent, ABP*
